Yes. Without a solicitor or licensed conveyancer your transaction cannot proceed. They are required to carry out the legal checks, exchange contracts, and handle funds. Without one, your transaction cannot be legally binding and registered at the Land Registry.
Conveyancing Questions
Buying a Property

Conveyancing is the legal process of transferring ownership of a property. When buying a house, a solicitor handles property searches, contracts, and funds to ensure the purchase is legally binding.

On average, conveyancing for a house purchase in the UK takes 8–12 weeks. Timescales can vary depending on mortgage approval, property chains, and search results.

Fees vary depending on the property value and location. We will provide a clear, no-obligation quote before you commit, so you know exactly what to expect.

We carry out local authority, environmental, and water/drainage searches, plus any extra checks depending on the property. These highlight risks such as planning restrictions, flood risk, or access rights.

Your deposit (usually 10% of the purchase price) is paid on exchange of contracts. The balance is transferred before completion.
Selling a Property

Your solicitor prepares the contract of sale, answers buyer’s solicitor enquiries, and ensures the mortgage (if any) is repaid at completion.

You will need proof of ID, title deeds, and completed property information forms. If you have made alterations, you may also need planning or building control certificates.

Sellers do not order searches. This is something your buyer will arrange via there solicitor. You may need to provide, property information forms, and reply to legal enquiries.

Keys are handed over on the day of completion, once funds have been received by your solicitor.

Yes, your solicitor will use the buyer’s funds to repay any outstanding mortgage and arrange for the charge to be removed from the property title.
Remortgage & Equity Transactions

Most lenders require a solicitor to check the title, manage funds, and register the new mortgage with HM Land Registry.

A transfer of equity is when ownership of a property is changed, such as adding or removing a person from the title. A solicitor ensures it’s done correctly.

Equity release allows homeowners over 55 to unlock cash tied up in their property. A solicitor must provide independent legal advice before completing the process.
Specialist Transactions

An auction pack contains all the legal documents a buyer needs before bidding. If you are selling, your solicitor prepares this. If you are buying, we review the pack before the auction.

Shared ownership allows you to buy a share of a property and pay rent on the rest. A solicitor ensures the lease terms are fair and registers your ownership.

Right to Buy allows council tenants to purchase their home at a discount. A solicitor handles the contract, mortgage, and transfer of ownership.
